The competition recognizes those who build value that goes beyond a single project: those who set quality standards, respond to the evolving needs of users, create top-tier assets, and make decisions that shape the development of the commercial and residential property market in Poland.
This year will see the 16th edition of Prime Property Prize. The winners of the competition will be announced at the official awards ceremony accompanying Property Forum 2026.
Prime Property Prize aims to distinguish those who – through the scale of their operation, quality of investments, bold decisions, long-term thinking, and impact on cities, users, and the economy – transform the market.
Categories in Prime Property Prize
Investor-Friendly City – climate is key! A good host knows the needs of investors and is recognized for creating the right environment for investment. The rewarded municipalities excel at it!
Developer of the Year – long gone are the times of easy real estate projects. Those that are spectacularly successful require vision, courage and experience. The award is granted in recognition of a company's achievements and activity in the real estate market from September 2025 to September 2026, its contribution to the development of this sector in Poland, its business success, and the high quality of its investments done with care for the environment and the urban fabric, in accordance with the principles of sustainable development, innovative solutions, as well as stimulating the economy of the region:

- Developer of the Year – Retail
- Developer of the Year – Warehouses
- Developer of the Year – Hotels
- Developer of the Year – Flats
Tenant of the Year – success in the property market is measured in the number of rented square metres. Spectacular new buildings are being built and old buildings are being renovated with the tenant in mind. Thanks to their activity and development, the property sector continues to grow and developers continue to push the boundaries in creating attractive spaces for work, retail, leisure or entertainment.
This award goes to the most active tenants of commercial properties. In the case of hotels – hotel chains:

Investor of the Year – investment activity is a measure of the health of a real estate market. We reward the most active investors who dare make bold decisions and set trends in the investment market.
Building of the Year – this award goes to the best commercial and residential real estate development of the last year. The distinction is awarded to a building so marvellous that it is bound to be remembered. By its function and form and blending in with its surroundings, the rewarded building it is a magnet for business, a factor in the development of the city, and a response to the needs of the local community.
PropTech – Technology of the Year for Properties – a category of awards for innovative technologies and solutions that improve the functioning of the property market and shape the future of its development.
Transaction of the Year – an award for the most important capital operation on the property market that in the past year has significantly contributed to the development of a company, a project, or the entire sector. The jury will analyse mergers and acquisitions, capital raising, debt and equity issuances, refinancing, portfolio disposals, and new investor entries. The critical criteria are the scale of an undertaking, how innovative is the structure of financing, and the influence of the transaction on the market.
